Our Review

Location

What we liked:

  • Being right next to Lentor Modern and Lentor MRT, the distance from side gate to MRT exit is less than 100m with sheltered walkway. 

  • Within 1KM from CHIJ St Nick's Girls School and Anderson Primary. 

  • Location currently comprise of mostly private landed and condos - more exclusive than in HDB neighbourhoods.

What we didn't liked: 

  • Lentor is still an up and coming area that not many are familiar with. Lack of local hawker/coffeeshops nearby - nearest would be at Sembawang Hills Food Centre. 


Location score: 7/10

Accessibility

What we liked:

  • Fully sheltered to Lentor MRT (Thomson East Coast line), which is 9 stops/20mins away from Orchard MRT.

  • Drivers have easy access to CTE, TPE, and the future North South Corridor.


Accessibility Score: 8.5/10

Development Quality

What we liked:

  • Guocoland has track record in rejuvenating the Tanjong Pagar district, and the upcoming Bugis district. 

  • Reisdential blocks are lined up to form the Chinese character of 8, or 'ba' - a symbol for wealth and prosperity. 

  • Beyond your usual full condo facilities, they also have a sky terrace with a 400m jogging track connecting 4 blocks, and a roof garden with BBQ pits. 


What we didnt' liked:

  • Half of the stacks in block 31 facing almost direct west. 

  • Some of the layouts - such as the 3B with its extremely long corridor and the kitchen placement. 


Development quality score: 8/10

Pricing

What we liked:

  • Units are priced at less than 15% profit margin from the estimated break even land price of $1,820 PSF.

  • Compared to Lentor Modern, Lentor Hills have arguebly better layouts, within 1KM from CHIJ St. Nicks', while still being able to enjoy the convenience that Lentor Modern has.


Price score: 7/10

Exit Potential

What we liked:

  • Guocoland monopolizing the Lentor area so they are unlikely to sabotage themselves by launching other projects at lower prices. 

  • Buyers considering resale units of Lentor Modern would definitely compare to Lentor Hills - where you still enjoy the mall and MRT the same. Parents, however, would prefer Lentor Hills just for the school advantage. 


What we didn't like:

  • Issue of oversupply in future, but it'll likely affect future Lentor projects more significantly.
