Location
What we liked:
Located at the western edge of District 15, a short distance to Dakota MRT.
Unblocked views to the east and to the south, with Geylang river flowing at the west.
Proxmity to many schools like Kong Hwa School (<1km) and Tanjong Katong Primary.
Plenty of amenities nearby with supermarkets, Old Airport Food Centre, Mountbatten CC, and 5 shops within Grand Dunman.

Accessibility
What we liked:
2 minutes away from Dakota MRT - reaching Marina Bay in 6 stops and Dhoby Ghaut in 7.
It's also a short 15 min drive to CBD, which is great for working professionals.

Development Quality
What we liked:
Mostly North South orientation, despite the odd-shaped land.
1 to 1 basement carpark lots.
Top quality appliances by De Dietrich, Franke, Mielle, Kohler, and Gessi. Samsung is also used to achieve green mark certification.
The Jewel Clubhouse overlooks the Geylang river, with 5 shops on the first floor - just beside the Grand block.
What we didn't liked:
For 1,008 units, there's only 1 tennis court, 1 main pool (with other smaller sized pools/Jacuzzis).
AC ledges could have been slightly smaller.
Some units are west-facing, and will be affected by the afternoon sun.

Pricing
What we liked:
High competition of launches in the same month would likely drive conservative pricing.
At launch, The Continuum still has units close to $2,600 PSF, so it is unlikely for them to price a 99-years leasehold at a higher price.
In the area, Liv@MB (launched in 2022) have been transacting up to $2.5K - $2.8K PSF, The Shore Residences (TOP 2014) transacting around $1.8K - $1.9K PSF. This places Grand Dunman at an advantage in comparison.
With no indicative pricing released thus far, we'll score based on an average $2,500 PSF.

Exit Potential
What we liked:
While the prestigious D15 area has many boutique freehold condos, the increasing market acceptance of 99-year leasehold condos means a likely preference for leasehold if it means newer and cheaper.
Tembusu Grand would likely be the closest competitor in the resale market - but with the location advantage, we believe Grand Dunman would be able to get a price advantage.
