What we liked:
Right across from New Tech Park with supermarket and cafe
What we didn't like:
Most of the amenities would be in Serangoon, while not too far away, it is still a slight distance

Development Quality
What we liked:
Possibly, the largest land size development (over 400,000 sqft) launched in 2024, residents can enjoy lush landscaping
Two large pools - a 50m lap pool and a 70m oasis pool
Beautiful facade resembling Normanton Park
What we didnt' liked:
While the facade appears high-end, finishing falls a little short
Not all rooms in 5-bedder provide built-in cupboards. 5-bedder has similar furnishing as the smaller units
Development quality score: 7.5/10
Pricing
What we didn't liked:
While prices have yet to be released at time writing, the breakeven price is relatively high for an OCR project (above $2,200 PSF). This could be the highest average PSF OCR project for now
Non GFA-harmonization, which means buyers are still paying for aircon ledges

Exit Potential
What we liked:
Prices in the Lorong Chuan area are surprisngly high, with 2-bedders in nearby Chiltern Park (TOP 1995) at above $1.33M, whilst 3-bedders nearby at The Scala (TOP 2013) has transacted above $1.78M.
Future land plots around New Tech Park could develop the currently lowly populated area
Located near the landed enclave, this could attract future landed downgraders in the Serangoon Gardens, D19 area
What we didn't like:
Future landplots could potentially be bought and sold at lower prices
Not much development within the Lorong Chuan area at the moment
